What we collect through edgeinvestmentsllc.com and our text messages, and what we do with it.

Who we are
Edge Investments LLC ("Edge Investments," "we," "us") owns and manages rental homes in and around Batesville, Arkansas, and operates The Royal on Main and Suites on Main. This policy covers this website and the text messages we send. Our internal operations system has a separate Command Center privacy policy.
What we collect
We collect what you type into our forms:

Each form also records whether you agreed to text messages and the time you sent it. Before a form is sent, Cloudflare's Turnstile security check looks at signals from your browser to confirm you're a person and not an automated program. Google Firebase Hosting processes IP addresses to serve the website and help detect abuse.
An inquiry is not a rental application. If you apply to rent, we'll give you a separate application with its own disclosures.
How we use it
- To reply to your inquiry and schedule showings, walkthroughs, and repairs.
- To manage leases and maintenance for current residents.
- To follow up about a property you offered to sell.
- To keep records the law requires and to protect our residents, properties, and systems.
We follow fair housing laws and don't use your information to discriminate against anyone.
Text messages
If you check the text message box on a form, we'll text you about that inquiry or request. Our staff send text messages from staff phones. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Agreeing to texts is never a condition of renting, leasing, or doing business with us. See our text message terms.
We do not sell or share the mobile information of people who opt in to our text messages with third parties or lead generators for their marketing or promotional purposes. Service providers may process text-message opt-in data and consent on our behalf to receive and store forms and deliver communications.
When we share it
We don't sell personal information. We share it only with service providers that help us run the business, and only what they need:
- Google, which hosts this website and our email. When you send a form, Google also delivers a copy of it to our business inbox.
- n8n, which receives website form submissions and routes them to us.
- Supabase, which stores form submissions and maintenance photos privately.
- Cloudflare, whose Turnstile security check helps protect our forms from automated abuse.
- Contractors who carry out repairs at your home, for maintenance requests.
We may also disclose information when the law requires it, to protect someone's safety, or as part of a sale or merger of the business.
Cookies and tracking
This site doesn't use advertising or analytics cookies and doesn't track you across other websites. Links to The Royal on Main's booking page take you to a site run by its booking provider, which has its own privacy policy.
How long we keep it
We keep completed rental, salon suite, and property sale inquiries for two calendar years from when we receive them, so we can follow up and spot repeat requests. After that period, our automatic cleanup removes them from the forms database, along with associated files, on its next successful scheduled run.
Maintenance requests aren't part of that automatic deletion. We keep resident and maintenance records for as long as the law and our leases require.
This automatic deletion does not remove email copies or records and backups held by our service providers. Those copies are outside this cleanup process and may remain longer.
Your choices
- Stop texts any time by replying STOP.
- Ask us to show, correct, or delete the information you've given us by emailing info@edgeinvestmentsllc.com. We'll respond within 30 days. We may keep records the law requires.
Security
The site is served over an encrypted connection, and form submissions travel over encrypted connections to the service providers listed above. Form records and photos are stored privately, not on the public website. Access is limited to Edge Investments staff who need it. No system is perfectly secure, so please don't send bank or Social Security numbers through our forms.
Children
This site is meant for adults. We don't knowingly collect information from children under 13.
Changes
We'll update this page and the date at the top when our practices change.
